A new construction of a commercial building is planned. The ground floor houses a tunnel car wash and technical rooms that support its operation. In front of the car wash entrance, there is a canopy for vehicles entering the wash. One part of the ground floor contains the main entrance to the commercial section, including a staircase and elevator, as well as an operational office.
The entire upper floor is dedicated to commercial office spaces.
The building has an elongated shape, a distinct architectural character, a flat roof, and a prominent advertising tower. The east-facing façade is fully glazed, while the north façade has glazing only on the ground floor. On the west, south, and north sides of the upper floor, the façade is made of prefabricated insulated metal panel cladding.
Vehicle entry to the car wash is from the northwest, and the exit is on the south side. The main entrance to the office area is located on the west façade.
The structure consists of a steel frame, with reinforced concrete (RC) foundations and an RC intermediate slab on HI-BOND metal decking. Interior partition walls are built using a lightweight gypsum board system.
There are no suspended ceilings on the ground floor, while in the upper floor, ceilings are partially made of gypsum board and partially of modular suspended ceiling panels. Floor and wall surfaces in wet areas and corridors are finished with ceramic tiles. Office floors are finished with textile carpet flooring.
